Office and hotel complex in Berlin achieves LEED® Gold certification

ABOUT THE PROJECT

EnviroSustain was responsible for the coordination and management of the LEED® certification process and, with the support of the property management, for the preparation of the verification documents for the certification for a complex of buildings in Berlin, Germany.


The ensemble comprises three office buildings (two 16-storey and one 9 -storey) and a hotel (8-storey). The ground floors are mainly occupied by shops and restaurants and outdoor areas are generously landscaped with paving and shrubs.


  • The office buildings were certified under LEED® v4 certification system for Buildings in Operations and Maintenance: Existing Buildings and Operations
  • The hotel was certified under LEED® v4 certification system for Buildings in Operations and Maintenance: Hospitality



The target was Gold certification level for all buildings.

OUR APPROACH

LEED® stands for Leadership in Energy and Environmental Design and is the US Green Building Council’s (USGBC) benchmark for the design, construction and operation of high-performance green buildings.


Many of our consultants are LEED® Accredited Professionals and can carry out the necessary building assessments as well as managing the certification process.


LEED v4™ identifies seven impact categories that define the environmental issues that LEED® projects are tasked with addressing. The categories are focused on the overall themes of:

  • climate change
  • human health
  • water resources
  • biodiversity
  • material resources
  • a greener economy
  • community

KEY OUTCOMES

The complex scored well for:

  • indoor water use and waste reduction measures
  • energy efficiency measures and optimised energy performance
  • advanced energy metering
  • indoor air quality strategies
  • exemplary performance for daylight measures and quality views
  • innovation strategy including WELL Feature 87 - Beauty and Mindful Design and Feature 88 – Biophilia as well as heat island reduction measures


Final results achieved: 

  • Gold certification under the LEED v4 Building Operations and Maintenance: Hospitality for the hotel building
  • Gold certification under the LEED v4 Building Operations and Maintenance: Existing Buildings for the three office buildings
